A neutral side-by-side look at Ramky's lakeside Codename Club Class and Brigade El Dorado in Aerospace Park: scale, homes, prices, location and RERA timelines.
Codename Club Class vs Brigade El Dorado compares two North Bengaluru projects built for different buyers. Club Class is a Ramky Group launch of 220 premium corner homes beside Thirumenahalli Lake, while Brigade El Dorado is a 50-acre township in the Aerospace Park near the airport, released in many blocks. Here is a neutral look at both.
The two projects differ sharply in scale. Codename Club Class occupies about 3 acres at Thirumenahalli, where two 28-storey towers will hold 220 homes, and it is still at the EOI stage. Brigade El Dorado covers 50 acres in the KIADB Hitech, Defence and Aerospace Park at Bagaluru, and its RERA promoter is Brigade Tetrarch Private Limited, a Brigade Group company. Its homes are registered under nine RERA numbers, and the four most recent registrations alone cover 4,144 homes. Listings put the full township at around 5,000 homes. In Codename Club Class vs Brigade El Dorado, buyers are therefore choosing between a small, premium community and a large, mid-segment township. The table summarises the headline figures from official sources and listings.

Club Class sits off Thanisandra Main Road, with Thirumenahalli Lake along its western side. Manyata Embassy Business Park is roughly 6.8 km away, Bhartiya City about 2.6 km and Kempegowda International Airport about 22 km. Brigade El Dorado is much further north, at Huvinayakanahalli near Bagaluru, close to the Shell office. Brigade describes the airport as about 15 minutes away and lists Shell Technology Centre at 3 km, Boeing at 6 km and Hinduja Ecopolis at 12 km, while Manyata Tech Park is about 17 km away. In Codename Club Class vs Brigade El Dorado, the location question is simple: Club Class suits those working around Manyata and Hebbal, while El Dorado suits those working near the airport and the aerospace cluster.
Club Class offers only large homes. Its 3 BHK plans span 1,832 to 2,128 sft and its 3.5 BHK plans with a study 2,289 to 2,312 sft, with carpet areas of about 1,065 to 1,366 sft. Brigade El Dorado is designed for a broader market. Brigade's website lists super built-up areas of 535 to 1,382 sq ft and carpet areas of about 323 to 883 sq ft, and the current release is 2 BHK homes. RERA records for the earlier blocks also show 1 BHK homes with a study and compact 3 BHK homes of about 58 to 60 sq m carpet. A family wanting generous rooms will find more space at Club Class, while a first home or a rental investment may fit El Dorado better.
Club Class is priced from ₹2.15 Cr++ for a 1,832 sft home to about ₹3.50 Cr++ for its best lake-view units, which puts its rate at roughly ₹11,700 to ₹15,100 per sft. On its own website, Brigade prices El Dorado's current 2 BHK release from ₹89 lakh, adding government charges and taxes on top. Listing portals quote 1 BHK homes from about ₹48 lakh and 3 BHK homes from about ₹1.15 Cr, with derived rates of roughly ₹9,000 to ₹10,700 per sq ft. Codename Club Class vs Brigade El Dorado therefore spans two budget brackets, as El Dorado's entry price is well under half that of Club Class. Buyers should still compare full cost sheets, including parking, maintenance deposits, registration and GST.
Brigade El Dorado has been delivered in waves. Gallium and Helio started in 2019 and carry Covid-extended completion dates of 30 September 2024, Feldspar and Krypton list 31 December 2024, and Jasper and Iridium were extended to 30 September 2025. These dates have passed, so buyers of resale homes should check occupancy certificates. Newer blocks run later: Emerald and Luminaire by 31 December 2026, Aurum by 31 December 2027, Dioro and Beryl by 30 June 2028 and Cobalt by 30 June 2029. Club Class awaits RERA registration and targets possession in 2029. In Codename Club Class vs Brigade El Dorado, both offer under-construction options with similar end dates, but only El Dorado also has earlier, more advanced blocks. Buyers can therefore choose a timeline that suits them.
